Problem: Project was experiencing high turnover due to exorbitant utility costs. Problem had been happening for years despite resident complaints, creating increased turnover and marketing costs.
Solution: Brought in an engineer to examine the problem and discovered that walls between the end units and the unheated utility closets were not insulated. Reassured residents that management was working to solve their problem. Added needed insulation for less than $250 per unit. Performed before/after analysis to prove the effectiveness of the solution to residents. Resident satisfaction improved and turnover decreased.
